Richard has been extremely thorough and professional towards the loan application. He perceived the situation in advance for me and left no room for any surprises. He patiently elaborated me the loan application process and the best offerings I could get. I will strongly recommend his support to anyone and would like to do business with him again.
I didn't know Richard or anything about his service until a realtor recommended Richard as a lender for a property I recently purchased. Although I never met Richard in person (only communicated by phone and email), Richard was able to get my paperwork processed for the loan before the closing deadline and with time to spare. I was thoroughly impressed and would recommend Richard in a heartbeat because he really knows his stuff.

Two words: Absolutely amazing! Being a long time Oakland resident, I never thought I could afford to stay in Oakland. For the past 20+ years, I have used Richard Pavao as my "go-to" Real Estate Broker. The reasoning behind this is that he is straight forward, honest and has always looked for the best deal (interest rate) for me. He has also advised me in the past, and always, sound advice. Richard was there from the beginning until the end and was always available. First we met with him in person and he helped us get our finances and credit scores in order so we could meet all of the loan requirements. Next he got us pre-qualified and established how much we could borrow. Once we found the right property he helped us find and apply for the best loan. Then there were some issues with documentation and he solved those problems. The loan settled, we are in our home and if we have any questions he is still there for us. Anyone who has ever purchased or re-financed a home will tell you that it can be the most stressful transaction of your life. Richard takes all of the stress out of home finance. My wife and I have gone through four re-finances and one purchase with Richard over the past 20+ years and have received the best service possible. You still have to provide the myriad of paperwork that the lenders require, but Richard provides a detailed list of what you need and a secure and easy way to submit all of the items. The document signing has been done in the comfort of our home, with a Notary that makes house calls. Richard is always there for his clients to answer questions or give advise.
